Binghatti in 2026: what a branded residence is actually worth

Bugatti, Jacob & Co and Mercedes-Benz, plus a AED 30 billion masterplan at Meydan. Binghatti has built the largest branded-residence pipeline in Dubai — and branded is the hardest premium in the market to underwrite.

Binghatti is the developer that worked out, earlier than most, that in a market with a great deal of supply the fastest way to differentiate a tower is to put someone else’s name on it. Bugatti, Jacob & Co, Mercedes-Benz. It is a strategy, it has worked commercially, and it needs to be priced carefully.

What has Binghatti actually built?

More than 12,500 residential units delivered, across a reported 80 projects valued at over AED 80 billion. The stock is concentrated in dense central districts — Business Bay, Jumeirah Village Circle, Meydan and Downtown — which is a deliberate choice: smaller plots, faster build cycles, higher turnover.

The branded portfolio is the part that gets attention: Bugatti Residences in Business Bay, Burj Binghatti Jacob & Co Residences, and a 65-storey Mercedes-Benz tower in Downtown Dubai with 150 residences, which sold half its units a day after launch and is scheduled for delivery in the fourth quarter of 2026.

What is Mercedes-Benz Places at Meydan?

A AED 30 billion (US$8.2 billion) master-planned community covering about 10 million square feet at Meydan, launched in January 2026 — Binghatti’s first masterplan rather than a single building. The scheme is described as combining luxury residences with cultural and leisure districts, retail boulevards, parks, mobility hubs and wellness zones.

Chairman Muhammad BinGhatti said the aim was to “create a complete city within a city” and that the masterplan “will become one of Dubai’s most distinguished destinations.” It is a step change in scale for the company, and that is both the opportunity and the risk: a masterplan is a ten-year delivery commitment, not a tower.

How should you price the branded premium?

A branded residence typically trades at 20 to 40 per cent above comparable unbranded stock in the same location. That premium buys three real things and one uncertain one.

  • A design standard, contractually attached, which is usually a genuine step up on fit-out.
  • A service model — concierge, housekeeping, amenity management — operated to the brand’s specification.
  • A sales story, which shortens the marketing period when you come to sell.
  • And the uncertain one: whether the premium survives into the secondary market. That is an empirical question, not a branding question.

The one check that settles it

Pull the recorded resale transactions for that specific scheme from the Dubai Land Department register — the last twelve months, with unit sizes and floors.

Compare them against recorded resales in a good unbranded building in the same district over the same period.

If the branded premium is still visible on resale, you are paying for something real. If it is not, you are paying the launch premium twice.

Also model the service charge: branded schemes carry a service layer, and someone pays for it every year. How charges work.

A brand can change what an apartment feels like. It cannot change what floor it is on, or what it looks out at.

What are the risks?

  1. Disclosure. Binghatti is privately held and does not file audited quarterly results. The delivery count and project list are the evidence available, so the escrow account under Law No. 8 of 2007 does more of the work. Verify it on the Dubai REST app before paying.
  2. Concentration of supply. A great many branded and semi-branded towers have launched in Business Bay, Meydan and JVC. When several complete in the same quarter, resale competition is intense.
  3. Brand licence duration. Ask how long the brand is contractually attached to the building, and what happens at the end of the term. The premium depends on the answer.
  4. Masterplan execution. Mercedes-Benz Places is a different kind of undertaking from a 65-storey tower. The first phases will tell you a lot.

Binghatti is the right developer for a buyer who wants a central, design-led apartment and is willing to do the resale homework on the branded premium. It is the wrong one for a buyer who assumes the premium is automatic. See the full comparison.
