Sobha Realty in 2026: 6,819 handovers and the case for building it yourself

Sobha does not subcontract the thing it is selling. Design, engineering, construction and finishing stay in-house — and in 2026 that model produced the company’s largest handover programme on record.

Most Dubai developers are, in the strict sense, buyers of construction. They design a scheme, sell it, and contract the building out. Sobha does not, and that single structural choice is the whole of its investment case.

What is backward integration, and why does it matter?

Backward integration means a developer owns the stages upstream of the finished product. Sobha keeps design, engineering, construction and finishing in-house rather than subcontracting them, which removes the layer where most build-quality problems in Dubai originate: a main contractor on a fixed price, subcontracting the finish to whoever is cheapest in month thirty-four.

The visible effect is in the parts of a home nobody photographs — door alignment, tile setting, skirting, the inside of a cupboard. It is also the reason Sobha is the name most often put in front of a buyer who intends to live in the property rather than trade it.

You cannot see a payment plan in a finished apartment. You can see who hung the doors.

What is Sobha delivering in 2026?

6,819 units, with a total sales value of AED 21.6 billion — the company’s largest annual handover programme to date, confirmed by managing director Francis Alfred in July 2026. The handovers span five communities:

  • Sobha Hartland and Sobha Hartland II, in Mohammed Bin Rashid City.
  • Sobha Reserve, a villa community in Wadi Al Safa.
  • Sobha One, the tower cluster near Ras Al Khor.
  • Verde by Sobha, in Jumeirah Lake Towers.

Sobha reported AED 30 billion of sales in 2025, up 30 per cent year on year. Its forward pipeline runs to 16 masterplans across the UAE, including the AED 50 billion Sobha Sanctuary in Dubai and the AED 40 billion Sobha City in Abu Dhabi, with the company confirming an Abu Dhabi expansion during 2026.

What is the trade-off?

Three of them, and they are worth stating plainly.

  1. Price. Sobha prices above the mainstream for comparable size. You are buying the construction model, and it is not free.
  2. Yield. A higher entry price with similar rents means a lower gross yield than mid-market stock. Sobha is usually the better own-to-live decision and the weaker pure-yield one. Run the net figure.
  3. Concentration. A large share of Sobha’s Dubai output sits in and around Mohammed Bin Rashid City. When several thousand units in one district complete in the same period, rents in that district soften regardless of the citywide trend. Check what else is completing within two kilometres.

What to ask before signing

The service charge budget for the specific building, and the figure in comparable completed Sobha towers — the Mollak record is checkable.

Whether the unit is handed over fully fitted, and exactly what the specification annex fixes versus what reads “or similar quality”.

The area variance clause — how far the delivered square footage may differ from the contracted area before you may object.

The handover quarter and the grace period, and what remedy, if any, the SPA gives you beyond it.

Who is Sobha right for?

A buyer who will live in the home, or who is letting to a long-term tenant who will notice the difference between a good finish and a cheap one. It is also a reasonable choice for an owner who intends to hold for a decade, because build quality is really a statement about maintenance cost in year eight.

It is a weaker fit for a buyer optimising gross yield or planning a pre-handover exit, where the entry price works against you. Compare the six.
